Rules used:

1) End Date is the checkout / anniversary date and is not charged as a night.

2) If the period is anniversary-to-anniversary(e.g., 2/1 → 3/1), charge the full monthly rent(or full months).

3) Otherwise, prorate by nights using (Monthly ÷ 30) × Nights.
