The Inspiring Journey of a First-Time Homebuyer’s Triumph

Agents Emaia and Eli are over the moon to share the inspiring story of a first-time homebuyer who turned her dream of homeownership into reality! This isn’t just another real estate transaction — it’s a testament to hard work, persistence, and the power of teamwork in today’s tough market.

The Road to Homeownership: A Story of Perseverance

It wasn’t an easy road. The buyer’s journey involved navigating two loans, a grant, and a competitive housing market that only made the dream seem more distant. But with determination and the right support from Emaia and Eli, she made it happen!

Financing with a Twist: Two Loans and a Game-Changing Grant

The buyer secured two loans, the first from Bank of America and the second from the innovative AC BOOST program. This one-time funding option offered much-needed financial support for this purchase. AC Boost is a down payment assistance loan program designed to help households afford to buy a home in Alameda County. Even better? The AC Boost program is a “silent” second mortgage, meaning it doesn’t require repayment until the home is fully paid off — a game-changer for this new buyer.

As if that wasn’t enough, the buyer also received a HUD grant subsidy, helping to pay part of her mortgage. But finding a home that met the strict criteria for all three funding options — the primary loan, the Silent Second Loan, and the HUD grant — was no easy task, but Emaia, Eli, and the buyer were up for the challenge.

San Francisco’s Market: Where Dreams Meet Reality

Buying a home in San Francisco can often feel like an insurmountable challenge. With the average home price well above a million dollars, it’s tough for first-time buyers to break into the market. Many homes, while full of character, come with hefty price tags and sometimes significant repair costs — making it feel even more out of reach.

However, while the market can be competitive, there are programs that make homeownership possible, even in such a challenging environment. From various lottery systems to grants and down payment assistance programs, there are resources available to help qualified buyers find their footing. These options, though not always easy to navigate, can significantly lower the barriers to homeownership. With the right guidance and perseverance, first-time buyers can tap into these resources, helping to transform the dream of owning a home into a reality.

Turning Obstacles into Triumphs

The journey wasn’t without its challenges. The biggest obstacle? The inventory of older homes. Many required major repairs to meet the strict eligibility requirements for the grants and loans. But the buyer wasn’t dissuaded. She stayed committed to her dream, navigating the paperwork maze and overcoming hurdles that seemed insurmountable.

Her perseverance, along with Emaia and Eli’s expertise, led to finding the perfect property — one that ticked all the boxes and was eligible for all the financing options. It was a victory that showcased what’s possible with the right mindset and guidance.

A Service-Driven Approach: More Than Just a Transaction

Emaia and Eli believe that real estate is about more than just closing deals — it’s about helping clients fulfill their dreams. From start to finish, they both provided honesty, exceptional service, guiding the buyer through every step of the process and ensuring she understood her options.

Together, they accomplished the unimaginable: closing the deal in just 36 days, despite the holiday season delays. The buyer was able to close the deal on her new home just in time to create new memories in December.

The Final Word: Hard Work Pays Off

This story is a powerful reminder that success doesn’t come without challenges, but with commitment, teamwork, and expert guidance, the dream of homeownership is always within reach. Emaia and Eli are proud to have been part of this first-time homebuyer’s journey — a journey that proves that with the right resources and determination, anything is possible in the competitive world of San Francisco real estate.

If buying seems like an unattainable dream especially today and especially in California, but with the right support on your side this can become a reality. It never hurts to explore your options and AMSI agents like Emaia and Eli are here and want to help, so reach out today—you never know what 2025 dreams can come true!

*Rendering © Bjarke Ingels Group* Updated plans have been released for 35 South Second Street in Downtown San Jose, a mixed-use development designed by Bjarke Ingels Group (BIG) . The project, referred to as the Fountain Alley development , is scheduled for review by the San Jose Planning Director and reflects a shift from an earlier office-and-housing proposal to a predominantly residential program. Project Overview The revised plans call for two residential towers, rising 27 and 28 stories , with a total of 768 apartments and ground-floor retail. The development is part of a broader downtown San Jose master plan led by Westbank and Urban Community , which includes multiple residential and mixed-use sites throughout the city. The project will span approximately 831,600 square feet , including residential units, ground-floor retail, and basement parking. Bicycle parking is planned for 417 spaces, with vehicular parking located in a multi-level subterranean garage. Change in Use Earlier versions of the project included a stronger emphasis on office space. The updated proposal reflects a reconfiguration toward residential use, consistent with other recent revisions within the larger Westbank and Urban Community portfolio in downtown San Jose. A related site at 180 Park Avenue began demolition and excavation in 2022, though work was paused due to an archaeological discovery. Recent reporting indicates that plans for that site have also been revised to focus on residential units rather than office development. Design and Site Details BIG is serving as the project architect, with Bionic as the landscape architect. Renderings show residential towers with balconies, integrated landscaping, and a pedestrian-oriented plaza connecting South Second Street with surrounding streets. Exterior materials are expected to include aluminum, terracotta-toned glass-fiber-reinforced concrete, and curtainwall glass. The development site occupies approximately 1.25 acres along South Second Street, between Santa Clara Street and San Fernando Street, near the Bank of Italy Tower. Housing Mix and Affordability The project is proposed to include: 177 studios 413 one-bedroom units 152 two-bedroom units 26 three-bedroom units Approximately 5% of the units will be deed-restricted for very low-income households, utilizing California’s State Density Bonus law . Next Steps The project is scheduled for review at a Planning Director Hearing on Wednesday, December 17 , to be held virtually via Zoom with opportunities for public comment.
